San Ramon, Calif. – April 15,
2008 – Land Tejas Companies, the most active
residential land developer in Houston, is attracting
the attention of realtors and driving new home
sales for its builders with MediaTrac’s
unique LoyaltyTrac™ Real Estate Agent rewards
program.
In today’s soft housing market many land
developers have put plans for new housing communities
on hold or significantly scaled back. Developers
and builders are waiting for signs that the market
is turning around before committing to build new
properties. Land Tejas Companies isn’t waiting.
It’s moving ahead with master-planned communities
throughout the Houston area and it has embraced
MediaTrac’s LoyaltyTrac realtor program
to offer agents an incentive to show its builders’
properties. By helping its builders drive specific
customer traffic patterns to their communities
they will increase new home sales.
“The housing market is a very controlled
market. Realtors hold the key to the majority
of the buyer traffic right now,” said Michael
Gorun, Managing Partner of MediaTrac. “By
offering a realtor an incentive to show and sell
a builder’s property you can begin to get
smart about realtor traffic patterns. You can
see what builders’ properties realtors gravitate
to, which models are most likely to sell
and how often they visit,” said Gorun. “In
any kind of market, that data is going to impact
your ability to sell your properties.”
Driven by ever tightening credit conditions, home
prices have fallen 10 to 15 percent nationally
over the past two years. New construction of single-family
homes has reached its slowest pace in 16 years
and now homebuilders nationwide are struggling
to reduce inventories of unsold homes. With a
surplus of new homes for sale the competition
for buyers is heated. Advertising alone is not
driving foot traffic.
MediaTrac’s realtor rewards program offers
builders a unique program to reach out to realtors
and capture their attention by offering them an
incentive to show their properties to potential
buyers. Realtors earn points simply for showing
a builders property and can redeem them from a
web based catalog containing over 100,000 rewards
that include vacation travel, vehicle discounts,
high-end brand name consumer products and gift
cards. An additional substantial reward is earned
every time a property is sold. A realtor simply
registers their visit each time they show a property.
The participating builder and developer can see
when the realtor visited, types of properties
shown, what time of day and how many times in
a specified period they visited. This critical
data helps to establish viewing patterns by individual
realtors. MediaTrac and Land Tejas plan to have
15,000 individual Houston area realtors enrolled
by this June.
MediaTrac currently works with many of the nation’s
top home builders, including Centex Homes, DR
Horton, ICI Homes, Obra Homes, Ryland Homes,
SummerHill Homes, and William Lyon Homes, to analyze
their marketing campaign’s effectiveness
and optimize their advertising dollars. Now MediaTrac
will help the fifteen individual home builders
within the Land Tejas Companies communities establish
a deeper connection with the local realtors and
directly impact the home buyer community.
